Rental Agreement

 

Reservations are made on a first come, first serve basis. A $500 deposit is required when booking a reservation. Prepayment by credit card is required at the time of booking the reservation.

 

Please provide the number of adults and children in your group when making your reservation. Our homes have capacity limits. We want your stay to be comfortable and will do our best to accommodate your group.

 

The balance of rent and taxes are due 30 days prior to arrival. A valid credit card must be held on file to confirm your reservation. We reserve the right to charge the credit card number on file:

(1) To reimburse expenses incurred to repair damage or replace missing items.

(2) To pay for extraordinary cleaning required.

(3) To pay unpaid balances on any rental charges incurred.

(4) To pay any charges incurred for violations of the Rental Policy as a result of your stay.

Rental rates are subject to Florida sales tax (6%), a Taylor County sales tax (1%), and a Taylor County tourist development tax (3%), totaling 10%. One night rentals may be assessed a cleaning fee.

All properties are NON-SMOKING. You will incur all charges for carpet cleaning and deodorizing if evidence of smoking is found. Absolutely, NO PETS allowed in the rental properties.

 

Due to unforeseen maintenance issues or availability, no property request is guaranteed. Every effort will be made to notify you if an unavoidable change becomes necessary.

 

No compensation will be given for the temporary outages of electricity, gas, water, cable, or telephone service. Outages should be reported immediately. Utility providers will make every effort to restore service promptly.

 

Not all homes are rentals. The rights, properties, and privacy of homeowners should be respected by all tenants at all times. Only access the dock/waterfront by designated paths. Do not walk below the waterfront homes or through the landscaping between homes.

 

No fireworks allowed – holidays included.

 

No parking is allowed in the roadway, cul-de-sac, or on grassed areas. Fire truck access must be available at all times. There are two parking places per home. If you need additional parking please ask the rental office for availability.

 

No RV’s, tents or campers are allowed on the premises.

 

No Boat washing allowed on premises.

 

 

Each rental unit is allowed temporary dockage for one (1) boat. The duration of the dockage will begin and end with the term of your rental. Dockage is at Tenant’s own risk.

 

 

Due to our limited parking, dock space, and small swimming pool, only owners and registered tenants are allowed to use our dock and swimming pool. No offsite guests can be accommodated.

 

No scallop cleaning is allowed on the premises. Fish and/ or scallop entrails may not be placed in the dumpster.

 

Check in time is 4pm and Check out time is 10am. Please respect the next group’s vacation. Late check outs will be charged $100 per hour. When possible, we will accommodate your early check in or late check out.

 

Upon checkout, all garbage should be bagged and placed outside in the trash bin. Place soiled dishes in dishwasher and start dishwasher cycle. Leave keys on the kitchen counter.
